What Landowners Should Know Before Partnering on an Affordable Housing Site
September 2024
A strong site can become more valuable when zoning, infrastructure, public priorities, and financing realities are evaluated together.

Landowners often see a parcel before they see a project. Affordable housing development starts by testing whether a site can support the right unit count, access, utilities, stormwater, parking, approvals, and community context.
The best early conversations are specific. Location, title, environmental conditions, entitlement path, infrastructure capacity, and timing can materially affect whether a site is viable.
A developer's job is to translate that site information into a realistic development path. That includes understanding public-sector priorities, capital sources, resident needs, and construction feasibility.
When those pieces align, a landowner partnership can move from idea to execution with fewer surprises.
